Pune's office market enters Q1 2026 with unprecedented momentum. The city has emerged as India's fastest-growing office market, with net absorption in 2025 surpassing 12 million sq ft — a 35% increase over the previous year.
The IT corridor extending from Hinjewadi to Baner-Balewadi continues to dominate leasing activity, but newer micro-markets are capturing an increasing share. Kharadi, Hadapsar, and the emerging Wagholi corridor are seeing 15-20% year-over-year rental appreciation, driven by infrastructure improvements and growing tenant demand.
Large format deals (50,000+ sq ft) accounted for 45% of total absorption in 2025, with Global Capability Centers (GCCs) of multinational corporations being the primary demand driver. Companies like Mercedes-Benz, Barclays, and Credit Suisse have all expanded their Pune footprints significantly.
Supply dynamics remain favorable for landlords. While 8 million sq ft of new supply is expected in Q1 2026, pre-commitment rates of 40-50% suggest that vacancy rates will remain in the healthy 8-12% range. Grade-A buildings with modern amenities and sustainability certifications are seeing near-zero vacancy.
Rental growth is expected to moderate slightly from the 15-20% levels seen in 2025, but we forecast continued appreciation of 8-12% across prime micro-markets. Emerging corridors may outperform as infrastructure projects come to fruition.
For investors, Pune represents one of the most attractive risk-reward profiles in Indian commercial real estate. Cap rates have compressed to 7.5-8.5% for prime assets, but rental growth momentum suggests further compression is possible. We recommend a focus on Grade-A assets in high-growth corridors with strong connectivity infrastructure.
