India's warehousing sector is experiencing a golden era. Total Grade-A warehouse stock has crossed 350 million sq ft, with annual absorption consistently exceeding 50 million sq ft over the past three years.
E-commerce remains the dominant demand driver, accounting for 35-40% of total warehousing absorption. Quick-commerce players, in particular, are driving demand for smaller urban fulfillment centers in addition to large format distribution hubs.
Third-party logistics (3PL) companies represent another significant demand segment, accounting for 25-30% of absorption. The growing sophistication of supply chains and the trend toward outsourcing logistics operations is creating sustained demand from this segment.
Geographic diversification is a key trend. While Delhi-NCR, Mumbai, and Bangalore continue to account for the majority of Grade-A stock, Tier 2 cities like Lucknow, Indore, Jaipur, and Coimbatore are seeing rapid warehouse development driven by last-mile delivery requirements.
Rental dynamics remain favorable for developers and investors. Grade-A warehouse rents have appreciated by 8-12% annually over the past three years, with prime locations in major logistics clusters commanding rates of ₹22-28 per sq ft per month.
The investment case for Indian warehousing is compelling. With yields of 8-10% and strong rental growth trajectory, risk-adjusted returns compare favorably with office and retail segments. Institutional investors, including global REITs and sovereign wealth funds, are allocating increasing capital to this segment.
